Nelson’s real estate market is small, steep (literally), and full of quirks — heritage homes with 100-year-old wiring, hillside lots, suites that may or may not be legal, and micro-neighbourhoods where value changes block by block. The right realtor here isn’t a luxury; it’s how you avoid expensive surprises.
What actually matters in a Nelson realtor
Genuine local knowledge. Nelson isn’t one market — it’s Uphill, Fairview, Rosemont, the North Shore, and rural fringes, each with its own price logic, sun exposure, and snow-clearing realities. Ask any agent you’re interviewing to compare two neighbourhoods off the cuff. You’ll know within a minute if they actually know the town.
Heritage home literacy. A huge share of Nelson’s housing stock predates the Second World War. You want someone who can walk into a 1905 character home and talk knob-and-tube wiring, foundations, drainage on a slope, and what insurers will ask — before you’ve paid for an inspection.
A straight answer when the answer is “don’t buy this one.” The best local agents talk people out of houses regularly. If every home you view is “a great opportunity,” be suspicious.
Questions worth asking
How many transactions have you done in Nelson specifically in the past two years? How do you handle competing-offer situations here? Who’s your recommended inspector for heritage homes, and why? Can I talk to two recent clients?
What’s changed in BC
Since BCFSA’s rules updated, buyers in BC can sign a written representation agreement with their agent before touring homes, and everything is disclosed up front. This is good news — it makes the relationship explicit. Any agent who’s vague about it is telling you something.
One more thing: commission rates in BC aren’t fixed by any board or association — they’re negotiable, and the Competition Act requires us to say so. We think that’s exactly right.
