Is Trail BC Worth Moving To? What Locals Actually Say

Trail might be the most underrated town in British Columbia. While buyers line up for pricier Kootenay postal codes, locals here quietly enjoy riverside living, the region’s best healthcare, real jobs, and houses that cost less than a Vancouver parking spot. (Barely an exaggeration.)

What locals genuinely love

The affordability is real. Average single-family prices in Trail have been running $425,000–$500,000 in 2026 — the most accessible city market in the West Kootenay, full stop. Character homes in East Trail and Glenmerry regularly list below $400,000. For first-time buyers, that’s life-changing math.

The hospital. Kootenay Boundary Regional Hospital is the region’s referral hospital, with a 24/7 ER and specialists. People drive from an hour away for care that Trail residents have up the street.

Real employment. Teck’s metallurgical operations — one of the world’s largest zinc and lead smelting complexes — anchor a payroll that supports the whole region, alongside Interior Health and Selkirk College’s Trail campus.

Sports-town energy. The Trail Smoke Eaters, the aquatic and leisure centre, Gyro Park’s beach on the Columbia — Trail has an old-school, show-up-for-your-neighbours sports culture that newcomers find surprisingly endearing.

Ten minutes to Rossland. Red Mountain’s legendary skiing is 15 minutes up the hill. Living in Trail and skiing RED is one of the great value plays in Canadian mountain living.

What locals will admit

The smelter is part of the deal — it’s the economic engine and a visible part of the skyline. Trail’s downtown has good bones and an ongoing revival, but it’s a work in progress. Summers get properly hot in the valley bottom. And if you need artisanal everything, Nelson is an hour away (Trail’s Italian bakeries, however, hold their own — the town’s Little Italy heritage runs deep).

The verdict

If your priorities are affordability, healthcare, employment, and outdoor access — and you care more about substance than Instagram aesthetics — Trail deserves a hard look. It’s also one of the few Kootenay markets where buying a home doesn’t require coastal equity or a tech salary.
